These Terms of Use govern your use of Trelka, an application published by Ocoee Studios LLC.

Acceptance

By downloading or using Trelka, you agree to these terms and to Apple's applicable terms for licensed applications. If you do not agree, do not use the app.

What Trelka is

Trelka is a property-preparation and workflow tool. It helps you run a room-by-room pre-listing walkthrough, record notes and photos, organize preparation tasks, and generate a seller preparation report. It is intended for real-estate professionals and others involved in preparing a property for sale.

License

Ocoee Studios grants you a limited, non-exclusive, non-transferable, revocable license to use Trelka for lawful purposes on Apple devices you own or control, subject to Apple's usage rules.

Trelka does not provide professional advice. Its suggestions, task lists, and generated reports are informational workflow aids only.

Not professional advice

Trelka's room suggestions, preparation tasks, and generated reports are informational and organizational aids. They are not, and must not be relied on as, any of the following:

Trelka is not a substitute for a licensed inspector, appraiser, engineer, contractor, attorney, or financial professional. Where a property condition may involve safety, structural, environmental, or code issues, consult a qualified professional.

No outcome guarantees

Ocoee Studios makes no guarantee, representation, or warranty that completing any preparation work suggested or recorded in Trelka will improve or affect:

Market conditions, property condition, pricing, timing, and many other factors outside the app's knowledge determine these outcomes. Suggestions are general starting points, not property-specific findings, and Trelka has no ability to observe the actual condition of a property beyond the information you choose to record.

Your professional judgment and compliance

You remain fully responsible for your own professional judgment and for complying with all laws, regulations, licensing requirements, brokerage policies, agency obligations, disclosure duties, fair-housing requirements, and professional or ethical rules that apply to you. Trelka does not assess, monitor, or ensure your compliance with any of them, and nothing generated by Trelka satisfies a disclosure obligation on your behalf.

Your content

You retain ownership of the content you enter into Trelka, including property details, seller details, notes, tasks, photos, and profile and brokerage information. You are responsible for that content, for having an appropriate basis to record information about other people such as sellers, and for handling it in line with your legal and professional obligations. Do not use Trelka to create, store, or share unlawful, infringing, abusive, or harmful material.

Reports, Email Seller, and sharing

Reports generated by Trelka are drafts assembled from information you supplied. Review each report before you share it and confirm that it is accurate, appropriate for the recipient, and free of anything you did not intend to disclose.

The Email Seller feature prepares a message and PDF attachment for the system mail composer. When a valid seller email address is available, Trelka may prefill it as the recipient. You remain responsible for verifying the recipient, subject, message, attachment, and sending account before you send. The actual sender account is selected and controlled by iOS and the mail accounts configured on your device.

Share PDF, Print, Save to Files, AirDrop, Messages, Mail, and similar destinations are user-initiated system or third-party destinations. Once you share a report or export your data, that copy is outside Trelka's control and is governed by the destination or recipient you selected. You are responsible for what you send and to whom.

Local storage and backups

Trelka is designed around local device storage. You are responsible for maintaining your device, passcode, backups, and copies of important records. Ocoee Studios is not responsible for content lost because of device failure or loss, app deletion, operating-system changes, unavailable or incomplete backups, or your own actions within the app.

Third-party and Apple services

Features such as the camera, photo library, PDF generation, system mail composer, printing, file saving, and Apple's share sheet rely on Apple frameworks, system apps, or destinations you choose. Their separate terms and privacy practices may apply to what you do with them.

Availability and changes

We may modify, suspend, or discontinue Trelka or any of its features, correct errors, or release updates. We do not guarantee that every feature will always be available on every device or operating-system version, and support for older systems may end over time.

Disclaimer

To the maximum extent permitted by law, Trelka is provided "as is" and "as available," without warranties of uninterrupted operation, error-free performance, accuracy of suggestions, or fitness for a particular purpose.

Limitation of liability

To the maximum extent permitted by law, Ocoee Studios LLC will not be liable for indirect, incidental, special, consequential, or punitive damages, or for lost content, lost profits, lost business, or lost goodwill arising from your use of Trelka. Nothing in these terms limits liability that cannot be limited under applicable law, and these terms do not affect any non-waivable consumer rights you have where you live.

Termination

You may stop using Trelka at any time by deleting it. These terms terminate automatically if you materially violate them. Provisions that by their nature should survive termination will survive.

Governing law

These terms are governed by applicable law, without limiting any non-waivable consumer rights available where you live.
